Huge Interest Expected in Fully Let Small Industrial Estate totalling 20,000 sq ft between the M1/M40

With take up of industrial accommodation almost 75% higher than the same period last year, occupier appetite for industrial and warehouse accommodation in the Midlands market remains extremely robust.

Availability of small industrial units is reaching critical levels of shortage, with occupier demand intense and with fierce competition to secure buildings, we are seeing an increase in rental values accordingly.

White Commercial Surveyors have been asked to sell a fully-let 14 unit industrial estate at Woodford Halse, 10.3 miles south of Daventry and 12.6 miles north of Banbury, linked via the A361.  The estate is situated 12 miles from J11 M40 London to Birmingham Motorway (Banbury) and 11 miles from J16 of the M1.

Each unit at the Beaver Centre has a ground floor area of circa 1,415 sq ft and produces a total current rental income of £77,400 per annum. We consider there are with significant opportunities to improve the estate and increase the rent roll.  Offers are invited in excess of £1.4 million.

Chris White of White Commercial comments:  “There is huge demand for small units along the M40/M1 – with little availability. The Beaver Centre, with some active management and cosmetic improvement should see rents increase significantly, creating a good rate of return on investment. We are expecting a great deal of interest, both from our growing list of actively searching investors, as well as through the many apparent & emerging new leads!”
