
Market Update: Industrial Demand Remains Strong Across The M40 Corridor

Demand for industrial and logistics space across Oxfordshire and the wider M40 corridor remains strong, according to White Commercial Surveyors, with more than 600,000 sq ft of industrial accommodation leased, acquired or placed under offer by the firm over the past 12 months including transactions in Silverstone Bicester and Banbury.

As will be noted from the table above recent transactions where White Commercial have advised, include major lettings at Cabot’s new ‘mid box’ scheme at Cabot Park and Link 9 in Bicester, alongside significant deals in Banbury, Heyford Park and Silverstone, highlight continued demand for modern, well-located industrial and manufacturing space.

Businesses remain focused on modern, energy-efficient buildings with strong transport connections, and we continue to see demand from occupiers seeking larger units across the region.
At the same time, there is a growing shortage of smaller industrial units. Good quality space below 20,000 sq ft is becoming increasingly difficult to find, creating challenges for SMEs and expanding local businesses."
The continued strength of the industrial market reflects the importance of the M40 corridor as a key business location, supporting investment, employment and economic growth across Oxfordshire, Northamptonshire, Buckinghamshire and Warwickshire.
White Commercial expects occupier demand to remain resilient throughout the remainder of the year, with further significant industrial transactions including the letting of 2 units in Banbury totalling circa 400,000 sq ft and the new Siemens Advanced Manufacturing facility in Bicester at Junction 9 of the M40.
