Strategic Defence Review to Spark Surge in Commercial Property Demand Across Oxfordshire, Berkshire and Buckinghamshire
Plans published by Government to ensure that the UK is secure at home and abroad are set to lead to a surge in commercial property demand across Oxfordshire, Berkshire and Buckinghamshire. The recently published Strategic Defence Review (SDR) marks a pivotal shift in the national defence strategy.
Commercial property expert Chris White, of White Commercial, expects this will significantly impact the commercial property landscape in areas including Buckinghamshire, which is a region already integral to the UK’s defence infrastructure.
Developers are also expecting new enquiries for commercial and industrial units, if these are suitable for operational requirements of defence companies, including Buckingham 40, which is being developed by Deeley Group on Buckingham Industrial Estate.
The 40,000 sq ft scheme is available to build to an institutional specification or to suit occupiers’ specific requirements if they come forward before construction start, which will suite defence company requirements, with the added benefit of the facility being available on freehold, enabling defence companies to make a strategic long-term investment.
Chris White said: “Across Buckinghamshire and Oxfordshire, the region already has excellent strategic MOD establishments in the region, including Brize Norton, MOD Kineton, RAF High Wycombe and RAF Halton.
“This positions the area well to capitalise on the enhanced focus on defence and could see a boom in the commercial property sector, with defence companies seeking to establish operations in an already established defence ecosystem.
“Buckingham 40 is perfectly positioned to benefit from this increased interest from the defence sector, especially with its ability to be moulded to the occupier requirements and being available on freehold.
“The presence of major defence contractors and military installations puts the area in a strong position, with a collaborative environment for innovation and a strong supply chain.”
Buckingham 40 will be a sustainable development, with active electric vehicle charging, EPA A rating and built to BREEAM “Very Good” standard.
Andrew Brazier, development consultant at Deeley Group, said: “This is a flexible and high potential site which has already had interest from the automotive industry, but will also be a perfect solution for a company operating in the defence sector.
“We will be working with our agents to showcase the scheme to the sector and highlight how it can support the Government’s increased focus on defence.”
